Most of the houses went up in the 1940s through the 1960s, the ranches and Cape Cods and split-levels on the curving streets off Mission Road, Tomahawk Road, and around Corinth and the Prairie Village Shops. Johnson County is EPA Radon Zone 1, and age makes it worse here, not better. Seventy years of settling means hairline cracks in basement floors, gaps where the slab meets the block wall, open floor drains, and old sump pits with no lid. Prairie Village has a lot of teardown rebuilds now, where an old ranch comes down and a two-story goes up on the same lot. People assume a brand new basement fixes the radon question. It does not. The new foundation sits on the same soil, and a tight modern house can actually hold radon in better than a drafty 1955 ranch did. Some rebuilds include a passive vent pipe from the builder, and if yours reads high I can often add a fan to that existing pipe rather than starting over. Either way, test it. When a home tests high I install an active sub-slab depressurization system. I core through the basement floor, seal a PVC pipe into the slab, and connect it to an inline fan that pulls soil gas out from under the house and vents it above the roof. In the older homes I also seal the big openings, which usually means a gasketed lid on the sump pit and sealing the worst floor cracks, because that helps the fan pull evenly. On a lot of Prairie Village ranches the neatest route is up through the attached garage and out the roof, so nothing shows on the front of the house. I retest after every install.
